GENERAL PURPOSE: The primary role of the Project Manager is to provide leadership for various projects. Responsible for overseeing all project phases, ensuring customer satisfaction, and managing project costs efficiently. This position also involves addressing issues and implementing change orders in accordance with company guidelines and procedures.
REPORTING RELATIONSHIPS: The Project Manager reports directly to the VP of Operations and supervises all field technicians assigned to projects under their management.

EDUCATION & EXPERIENCE:
High school diploma or equivalent
Valid Driver' s License and a copy of the Driver s Record or Letter of Clearance from the DMV
A degree in Construction Management or equivalent experience
5 8 years of experience in field construction management, including supervision of personnel
SKILLS, KNOWLEDGE, AND ABILITIES:
Comprehensive understanding of project management control systems, including scheduling, cost control, procurement, and estimating
Self-motivated, comfortable in networking situations, and capable of inspiring trust and confidence
Strong leadership skills
In-depth knowledge of the company' s projects
Proficient in using all tools employed in our projects
Basic knowledge of contract law, project accounting, and construction safety requirements
Ability to work effectively independently and within project teams
Proficient in reading blueprints and understanding trade specifications
Competent in project scheduling, planning, expediting, and cost control
Familiarity with Prevailing Wage processes and procedures is beneficial
Excellent written and oral communication skills (bilingual skills are a plus)
Strong attention to detail and process-oriented
Proven ability to manage multiple tasks and priorities
Sense of urgency in completing assigned tasks and excellent organizational skills
Problem-solving abilities
Proficiency in using Microsoft Office applications
Strong mathematical skills, including the ability to perform basic arithmetic calculations
MAIN JOB TASKS, DUTIES, AND RESPONSIBILITIES:
Oversee each assigned project to ensure it meets quality standards, customer expectations, and is completed within the specified timeframe and budget for labor and materials.
Maintain electronic records of all project-related events within the company' s project management software.
Keep the Outlook calendar up to date with daily activities, job site visits, meetings, etc., ensuring accessibility to the Operations team.
Review contract conditions and ensure compliance with all contract terms.
Collaborate with the Superintendent to develop safety plans and implement safety procedures.
Document field technician sick calls and disciplinary actions, and submit them to the Scheduling and Human Resources Manager.
Collect materials samples for reconstruction and ensure timely and cost-effective transportation to the job site.
Maintain company-assigned vehicles in clean and orderly condition and provide monthly logs and pictures as per company policy.
Prepare and update the Schedule Of Value for assigned projects and submit it to accounting before the due date.
Assist in the review of prepared invoices and communicate any change orders and special circumstances to the AR Administrator.
Supervise, train, and direct the activities of reporting field technicians on each project.
Assist in estimating, bidding, and preparing change orders as needed.
Review the budget for accuracy for all trades and perform buyouts as necessary to stay within budget.
Provide budget information for all cost codes related to the job before commencing.
Create and maintain job schedules and communicate necessary updates to the scheduling department in a timely manner.
Review job budgets and schedules and notify management of any variances beyond 5% on costs.
Develop and maintain positive relationships with Owners, Architects, and Subcontractors.
Resolve field issues to the satisfaction of both the customer and the company.
Document significant project events, such as accidents, delays, and Change Orders, in accordance with company policy.
Ensure accurate and timely submission of daily documentation, including time sheets, work orders, mileage logs, and receipts to the accounting department.
Secure purchase orders for all material purchases and subcontractors on each project.
Order materials for specialty jobs and ensure timely delivery to keep the project on track.
Obtain competitive subcontractor bids, negotiate and prepare subcontracts, schedule subcontractors, and monitor their success.
Ensure all required permits are obtained and inspections are conducted accurately and promptly.
Digitally file all photos using the company' s approved photo software within 24 hours of capturing them.
Notify the scheduling department of any necessary labor, delays, or other changes that affect project schedules.
Contact all reporting field technicians daily to provide information about the next day s project location, start time, scope of work, and required tools and materials.
Personally visit job sites for all assigned projects to prevent or resolve conflicts and claims.
Participate in the bi-weekly safety meetings and weekly production meetings at the corporate office.
Attend WIP meetings as scheduled by the team.
Ensure that all field personnel adhere to safety equipment and practices at all times.
Complete all job close-out procedures, ensuring customer satisfaction upon completion.
Foster new business opportunities with existing customers.
Assist in the selection of new hires as requested by the VP of Operations.
Perform any other tasks or duties assigned from time to time.
PHYSICAL: This position involves various physical demands, including sitting, standing, walking, stooping, bending, and crouching. The role also requires the ability to use hands to operate equipment and peripherals, climb ladders, and access confined spaces. The employee must have excellent sensory perception and the ability to lift up to 80 pounds. Occasional evening, early morning, or weekend work may be required for specific projects, reports, special tasks, and meetings.
WORKING CONDITIONS: The Project Manager works both indoors in a climate-controlled office environment and outdoors on job sites with varying weather conditions and noise levels. Exposure to dust, fumes, mold, and chemicals may occur on job sites, where heavy equipment and moving mechanical parts are present. Some projects may require longer working hours, and attendance at management meetings outside of regular working hours is necessary. The Project Manager must be committed to determining and maintaining the hours needed to excel in this key management position.
AUTHORITY: The Project Manager has the authority to perform all required duties and responsibilities, including directing, coordinating, evaluating, and disciplining field technicians. The selection, hiring, and termination of technicians are managed by upper management, with recommendations welcomed and expected by the VP of Operations.
